probably only going to hear mediocre and bad. If you can go through someone else I would, if you really want to just always keep every shred of paperwork because they will try and screw you.
Also, anyone renting from anyone, in Missouri, should know, or at least have read, the Missouri Landlord-Tenant Law.
Sometimes you can get the landlord to do the initial walkthrough with you (when you pick up the key, ask them to come see the condition of the apartment and fill out the condition report together). Though I doubt Investment Realty will do such a thing.

I've been here long enough to get to know several townies, and the ones that aren't lazy or greedy rent independently or through an organization that actually holds them accountable, like Brown Rentals. Most townies know that IR is a terrible business, and the ones that have some self-respect avoid ANY business with them. I strongly recommend you do the same. I've seen way too many college students get taken advantage of, myself included.

If you must rent from investment don't rent a house. They will usually take care of apartment repairs before house repairs. Take pictures. Always report problems twice. And don't try and have more people than rooms. They will eventually charge you an extra $100 a month.

Read your lease. Pretty sure they can show your apt, regardless of if you're present or not. You also probably violated your lease when you vacated early, hence the report to credit bureau.

Rented from IR for two years. They didn't bug us at all and when we complained about a few things we got a bathroom and kitchen, and new driveway totally replaced over a summer. Granted this was more because the owner felt bad that his house was falling apart but I guess IR at least told him about it. We really didn't get much of our deposit back but we all had real world jobs by then so we didn't care. IR never bothered us and we never missed a rent payment.
Protip: transfer your lease to another group of people. 0 hassle.

I have had nothing but good from them. I rent a house. Had a toilet back-up on St. Pats, and the plumber came within the hour and fixed it. The next week, he ripped up a pipe that a tree root broke. Just be nice to them. I see people being mean to them, and then they get ugly.
